Subtilis Consulting were appointed by the building insurers to assist in determining the cause of the damage, reviewing policy liability and providing consultancy services including liaising with the client appointed engineers and contractors to agree the construction costs.
The building was located in the centre of Mayfair in Central London and comprised of a mid-terrace traditional brick built structure with three floors and a basement. Significant structural damage occured as a result of foundation movement caused by the excavation of a three storey basement construction in the adjoining property.
The damage extended to all three floors of the building and the basement and following monitoring of the damage, structural repairs were implemented together with reinstatement of the high quality fixtures, fitttings and redecoration finishes.
Subtilis Consulting undertook considerable deliberation and discussion with all of the appointed parties including the solicitors, engineers, contractors and Party Wall surveyors to achive a satisfactory conclusion for insurers. This included providing advice on causation, quantum, technical issues and third party liability considerations. We were also involved in the preparation and presentation of the technical submission and contract costs to the appointed solicitors during the recovery phase of the claim and were actively involved in the third party discussions through to conclusion.
