Our specialism is project managing building repairs following an insurance event with a particular emphasis towards major loss and high net worth claims and including fire, flood, escape of water, impact, collapse and explosion damage.
We recognise the need to provide immediate attendance and formulate an action plan from the outset in respect of emergency works, scaffolding and canopy installations, arranging further investigation works and providing an initial draft programme through to completion of the repair works.
Major Loss Surveying
Subtilis Consulting have provided engineering and surveying services for numerous major loss projects. We proactively manage the reinstatement process from commencement through to completion of the repairs, preparing the schedules of repair and dealing with the nominated building contractors.
We have been appointed by insurance companies and loss adjusters on major and complex claims ranging between £250,000 up to £5million to provide independent expert opinion, technical reports, cost management and overseeing the appointed contractors and consultants. The range of instructions include complex building diagnosis, subsidence to listed buildings, multi-occupancy buildings, mansion blocks and buildings with complex site parameters including proximity to railway lines and rivers.
Subsidence Expert Reports
We are able to provide subsidence expert witness reports including single and joint expert reports which are compliant with Part 35 of the Civil Procedure Rules (CPR). We have been appointed as an expert by solicitors on numerous cases where causation is in dispute in respect of tree root nuisance claims and foundation failures including heave damage to newly constructed housing developments. We are regularly appointed by local authorities and solicitors providing engineering reports in the defence of tree root nuisance claims.
We have provided arbitration services for property owners, insurers and solicitors to resolve problematic or complex claims. Whilst our services are provided in the context of a building, construction or engineering matters, our qualifications and experience in the loss adjusting field gives us an unrivalled insight and understanding of the insurance related issues.
High Net Worth
We have many years of experience dealing with high net worth claims and our wealth of experience has ensured that we are able to offer a highly bespoke service. We are ideally placed to assist loss adjusters, brokers and insurers with the necessary engineering and surveying services on such projects.

We are able to project manage and provide engineering services for subsidence, heave and landslip claims from inception through to completion. We are conscious of the need to consider a sympathetic appraisal of the design and specification of repairs including designing and administrating complex underpinning and repair schemes.
We deal with all aspects of subsidence damage resolution including provision of reports on causation, full lifecycle project management of subsidence claims, provision of expert witness reports and resolution of disputed or technically complex claims. All forms of specialist repair techniques are utilised where appropriate ranging from repair of masonry using brick strengthening techniques such as helibar to a full piled underpinning scheme and subsoil stabilisation.
