Subtilis are able to provide stand alone services to compliment services both within the Insurance sector or in the public arena.

 

We have provided surveying duties in repsect of Party Wall matters for residential and commercial Clients and have also provided health and safety advise and services to Client.

 

We have been requested to assist and provide commentry on building related insurance matters. We have met with Insurance underwriters to assist their understanding on diverse matters such as adjoining owner basement construction and the consequences on an Insurance policy and the difficulties posed on discovery of  japanese knotweed on excavation and construction costs.

We are able to undertake all necessary submissions for regulatory or statutory approvals necessary as a result of the agreed repair works. We have undertaken the following in consultation and lision with the appropriate statutory officer;

  •  

  • Planning permission following demolision

  • Building Regulation application

  • Grade I and Grade II listed building applications including prepartion of Design statements

  • Permission for works undertaken in the Hampstead Garden Suburb

Building Surveying

Subtilis Consulting provide building surveying and consultancy services which can be integrated into our general work process or engaged as stand alone services. We estimate to have investigated and reported on building defects on over 2500 properties. This can include reports on structural or cracking damage, foundation failures, subsidence damage and advice on building near trees.

 

We have a wide range of experience in carrying out inspections to residential and commercial properties and providing detailed or bespoke reports. In all circumstances we will aim to act impartially, review the information submitted, make all necessary inspections and enquiries and submit a factual and considered professional report.

 

Forensic Engineering

 

We are often approached by insurance companies and loss adjusters to provide an independent review of a building related insurance claim. The range of instructions can vary from reporting on whether an insurance peril has operated, investigation of building damage and commenting on specific areas of dispute.

 

Our reports are bespoke and can cover issues such as causation, further investigations required, remedial measures, quantum and can incoporate a technical desktop review of complex claims including studies of historical background and aerial photographic analysis.

 

 

 

 

 

 

 

 

 

 

 

Statutory Approvals

 

We are able to arrange for statutory approvals such as building regulations and planning permisions to be obtained. Repairs carried out to historic or listed buildings often require a more sympathetic approach and we have the necessary experience to prepare the required documentation and design access statements to meet the planning and statutory requirements.

 

Party Wall Services

 

On projects where we are project managing a repair scheme, we are able to be appointed as the Building Owner Party Wall surveyor submitting notices, preparing a schedule of conditions and preparation of a Party Wall Award.

 

CDM Services

 

All Clients, including those designated as domestic clients, have legal duties under the Construction (Design and Management) Regulations 2015 (CDM 2015). These regulations help to ensure that the construction project is safe to build, safe to use and safe to maintain and delivers good value. All building work, no matter how small, requires that the works comply with these regulations.

 

We are able to acts in the role of Principal Designer undertaking the preparation of pre-tender information, checking the Construction Plan and provision of a handover file on completion.

 

Cost Management and Control

 

We are appointed to carry out an assessment of contract costs and are able to reference schedules of rates, previous tender costs and industry price literature to analyse and compare presented costs.
